Your rental payment will include your base rental amount. Water, sewer, trash, and hot water are billed back to the resident based on usage. Residents are responsible for setting up electricity and internet on their own.

There is a $75 non-refundable application fee due when the application is completed, per applicant and/or guarantor. There is a one-time non-refundable $250 administrative fee due at the time of application.

At Del Coronado, we require two of your recent pay stubs for income verification. The income requirement is three times the monthly rental amount of your base rent. We do a criminal background check and credit check on all applicants at the property. We do accept offer letters as a source of income. Please contact the leasing office for other financial forms accepted.

Yes, renters’ insurance is required before you move in at the property. Prior move-in, we will need your renter’s insurance details. The liability coverage amount is $100,000 and Del Coronado must be listed as an additional interest.

At Del Coronado, we do a criminal background check and credit check on all applicants at the property. We have a pass or fail system through our third-party screening company that links with our property management software. There are times where we will accept conditional approval. Yes, you can sign a lease agreement with a guarantor if you do not meet the monthly income requirement. However, a guarantor cannot be used for an applicant that does not meet the approved credit requirements.

Once someone applies, expect 3-5 business days on the approval of the rental application.

We typically offer 12-month leases. Please inquire about availability on shorter-term leases.
